no no !the deal is this one is for sale, i am going to our club meeting thursday night and let the club member's know i have a xy for sale and see what happens, i dont think i will have any problem flipping it.

First day of 'winter' today. It was down to 16° this morning, but by 10am it'll be 25 and perfect. That's Celsius for our American viewers, so about 65 in the morning and 80 later on. Perfect.

Yes  first day of winter in nz .... wet cold and it was 2 c over night , we have had 3 frosts in the last 2 weeks ! 

Best bring lots of warm clothes mate , it can snow here in early September
